What is a Home Inspection?

A Home Inspection is a complete visual examination of a home from top to bottom. Disclosing to you much more information than the seller or Realtor® could at point-of-sale. It will provide an unbiased professional opinion of the physical condition of the property. Similar to your doctor giving you a "physical".

Each Home Inspection includes an immediate written report, the ASHI® "Standards of Practice" (which explain in detail what is covered), as well as the "Information Kit". In general, the home inspection and report will cover:

How much will a house inspection cost?

We are one of the only Cleveland House Inspectors that offers FLAT RATES for the Cleveland area: $300 for a Single Family House Inspection (with one furnace), $350 for a Double, or $150 per system (for example: a foundation only inspection). Also available are Structural Certifications for $300 (roof or foundation), HUD Permanent Foundation Certifications for $300, Radon Tests for $150, EDR Neighborhood Environmental Reports for $130, and Condo's (excluding roof & exterior) for $250.

How long does it take?

A house inspection usually takes 2 to 3 hours. You are encouraged to attend and accompany the inspector.

Our written report is highly regarded as one of Cleveland's best. It is a combination of both checklist and narrative styles. It separates the "legal information" and the "maintenance information" from the body of the report. Therefore, the home inspection report is clear and focused, not cluttered with disclosures, or how-to tips. These items are part of separate documents. We provide this report immediately at the end of the home inspection. We also take digital photographs of key issues discovered during the home inspection. You are welcome to view a sample report.
